Bedford inventory is down hard, and buyers are still moving fast

The one fact that changes what you should do right now: the Real Estate Data Aggregator counted just 48 homes for sale in Bedford during the three months ending July 31, 2026. That is down 39.2% from the same period a year ago. Fewer homes for sale means sellers face less competition. It means buyers have fewer choices and need to be ready to move.

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That is real pressure on buyers. Yet in Bedford, demand has not faded. Buyers are still competing hard

The Real Estate Data Aggregator found that homes sold at an average of 102% of list price in the three months ending July 31, 2026. That is up 0.5 points from a year before. Buyers are not backing down, even with a 7.03% rate from Freddie Mac weighing on affordability.

Speed tells the same story. The Real Estate Data Aggregator found that 68.4% of Bedford homes went under contract within two weeks of listing. That share is up 3.3 points from a year ago. The national picture is different from Bedford

Nationally, Realtor.com reported that 20.8% of listings had their price reduced in September, the highest share since October 2022. The Federal Housing Finance Agency found that U.S. house prices rose just 2.6% from July 2025 to July 2026. Bedford's median price is up only 0.8% year over year, which is modest. But the local supply crunch is keeping buyers active in ways the national numbers do not show.
