Bedford inventory is down hard, even with more homes selling
Here is the number that matters most right now. The Real Estate Data Aggregator counted just 48 homes for sale in Bedford's 03110 ZIP code during the three months ending July 31, 2026. That is down 39.2% from the same period a year before. Nationally, Realtor.com reported active listings topping 1.16 million, up 5.5% year over year. Bedford is moving in the opposite direction. Fewer choices for buyers means more leverage for sellers who show up prepared.
With only 1.5 months of supply, according to the Real Estate Data Aggregator, Bedford is running lean. That figure dropped 1.2 months from a year before. New listings also fell: the Real Estate Data Aggregator counted 115 new listings, down 12.9% year over year. Demand did not slow down to match. Sales actually rose.
More homes sold, not fewer
The Real Estate Data Aggregator counted 101 homes sold in 03110 during the three months ending July 31, 2026. That is up 12.2% from the same stretch in 2025. Buyers are active. Supply is not keeping up. That combination pushed prices up, though only a little.
Prices held steady, and most homes sold above list
The Real Estate Data Aggregator put the median sale price in 03110 at $832,000, up 0.8% from a year before. Prices did not surge, but they held. More telling: the average sale came in at 102% of list price, up 0.5 points year over year. That means buyers, on average, paid more than the asking price. Nearly 6 in 10 homes, 59.4% to be exact, sold above list. That share rose 2.7 points from last year, per the Real Estate Data Aggregator.
Speed: most homes went fast, but not all
The median home in 03110 took 30 days to sell, which is 7 days longer than a year before. That is an honest admission: not every home moved quickly. But the Real Estate Data Aggregator also found that 68.4% of homes went under contract within two weeks of listing, up 3.3 points from a year ago. Well-priced, well-prepared homes are still moving fast. The ones that sit longer are the exception, not the rule.
What rates mean for this picture
Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is real pressure on buyers. Realtor.com noted rates topped 7% for the first time since January 2025. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Bedford did not follow that pattern. With only 1.5 months of supply, sellers here have less reason to cut.
