Boston has more choices, but buyers are still showing up

Freddie Mac put the 30-year fixed rate at 7.03% on September 24, 2026. That is not a small number. But the Real Estate Data Aggregator still counted 486 homes sold across Boston in the three months ending July 31, 2026, up 6.8% from the same period a year before. Buyers are out there. They are just pickier about what they pay.

The Real Estate Data Aggregator counted 457 homes for sale across Boston in that same period, up 25.9% from a year before. More supply means buyers have real options now. That shifts some power to them. Sellers who price sharp still win. Those who stretch the number are waiting longer.

Realtor.com reported a Boston median list price of $795,000 in August 2026, and noted that days on market increased by 6 days year over year. That lines up with what the Real Estate Data Aggregator shows ZIP by ZIP: some areas are moving fast, others are sitting. The difference usually comes down to one thing, and it is price.

How each ZIP code read in the three months ending July 31, 2026

The Real Estate Data Aggregator breaks this down by ZIP code, and the gaps are real. ZIP 02129 had a median sale price of $1,215,450, up 15.8% year over year, with homes selling in a median of 16 days. More than half, 56.1%, went under contract within two weeks. ZIP 02113, on the other hand, saw its median sale price fall 18.2% to $570,000, and only 14 homes sold, down 50% from a year before. Same city, very different story.

The ZIPs with more supply and longer waits

ZIP 02114 had 5.1 months of supply, and ZIP 02113 had 5.3 months. That is noticeably more than ZIP 02129, which sat at just 1.6 months. More supply does not mean homes stop selling. It means buyers have time to compare, and sellers have to earn the offer.

One ZIP stood out on both volume and price

ZIP 02141 had a striking run. The Real Estate Data Aggregator counted 42 homes sold there, up 75% from a year before. Pending sales jumped 90.5%. The median sale price rose 7.6% to $930,000, and homes averaged 100.6% of list price. Days on market were 37, the longest of any ZIP in this group, so it was not a fast market. But buyers kept coming, and they paid close to full price when they did.

What the rate environment means right now

Freddie Mac put the 15-year fixed rate at 6.42% on September 24, 2026. Neither rate is low. But the Real Estate Data Aggregator shows 478 pending sales across Boston in this period, up 5.5% from a year ago. That is not a market that has stopped. It is a market that has adjusted. Buyers who stayed in the game are finding homes. Sellers who priced for last year are the ones still waiting.

Nationally, home prices rose 3.7% year over year in August, according to data reported by Redfin on September 22, 2026. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Boston's ZIP-by-ZIP numbers show a wider range than either national figure suggests.

Rents are softening too

Realtor.com reported the median asking rent in the Boston-Cambridge-Newton metro area was $2,959 in August 2026, down 2.4% from a year before. Nationally, Realtor.com found that 43.5% of rental listings across the 50 largest metros were offering concessions in August 2026. That context matters for anyone weighing a sale against staying put and renting out.
