Boston has more listings, but buyers are still showing up

Here is the headline fact for sellers: the Real Estate Data Aggregator counted 457 homes for sale across Boston in the three months ending July 31, 2026. That is up 25.9% from the same months in 2025. More supply means buyers can be pickier. But here is what keeps this from being a gloomy story: those same buyers still closed on 486 homes, up 6.8% from a year before. Demand did not disappear. It just got more selective.

The pending sales number matters. The Real Estate Data Aggregator counted 478 contracts signed across these Boston ZIP codes in that same period, up 5.5% from a year ago. Buyers are still making moves. They are just taking a closer look before they do.

Nearly 1 in 4 Boston listings cut their price

Redfin tracked the four weeks ending September 20, 2026, and found that 23.8% of Boston listings had a price drop. That is a real signal. It tells you that some sellers priced ahead of where buyers are right now. At the same time, Redfin reported that 21% of U.S. home sellers dropped their asking price in that same period. Boston's 23.8% is a little above the national share. That gap is worth knowing if you are setting a price.

Mortgage rates are adding pressure on both sides. Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. Realtor.com noted that rates surged above 7% for the first time since January 2025. That raises the monthly cost for buyers, which makes them slower to commit and quicker to push back on price. Realtor.com also reported that days on market in Boston increased 6 days compared to September 2025. Buyers are taking longer to decide, and the rate environment is a big reason why.

How each ZIP code read differently

The market-wide numbers are useful, but they hide a lot. Look at ZIP 02129. The Real Estate Data Aggregator counted 94 homes sold there in the three months ending July 31, 2026, up 19% from a year before. The median sale price hit $1,215,450, up 15.8%. Homes sold for 101.7% of list price on average. More than half, 56.1%, went under contract within two weeks. That ZIP is reading very differently from the overall market.

Then look at ZIP 02113. Only 14 homes sold there in the same period, down 50% from a year ago. The median sale price fell 18.2% to $570,000. Months of supply jumped 3.2 months to 5.3 months total. That is a slower, softer market in the same city, at the same time.

Where buyers moved fastest

ZIP 02129 led the market: the Real Estate Data Aggregator found 56.1% of homes there went under contract within two weeks of listing. ZIP 02143 was close behind at 51.2%. In ZIP 02114, that share was 30.6%, down 8.5 points from a year ago. Speed still varies a lot by street.

Prices moved in opposite directions across ZIP codes

Realtor.com put the median home price in the Boston-Cambridge-Newton metro area at $784,778 as of September 30, 2026. But as the ZIP-level data shows, that single number covers a wide range. ZIP 02129 had a median sale price of $1,215,450 while ZIP 02113 came in at $570,000. The metro median sits in the middle of a very spread-out field.

ZIP 02149 saw the sharpest jump: homes for sale rose 51.4% according to the Real Estate Data Aggregator. ZIP 02150 was close at 47.6%. ZIP 02143 was the only one that actually saw inventory fall slightly, down 1.8%. More inventory in a ZIP does not mean prices fall automatically, but it does mean buyers have more to compare, and that changes how you need to price and present a home.

What this means if you own a home here

Buyers are still active. The Real Estate Data Aggregator counted 478 pending sales across these ZIP codes, up 5.5% from a year ago. That is not a market walking away. But Redfin's data shows nearly 1 in 4 Boston listings had to cut their price in the four weeks ending September 20, 2026. That tells you buyers have enough choices now to say no to a price that does not fit.

Freddie Mac's 7.03% average rate as of September 24, 2026 is real friction for buyers. It shrinks what they can afford and slows their decisions. Sellers who price right from the start avoid the cut. Those who overprice are finding that out the hard way.

One more data point worth noting for anyone weighing their options: Realtor.com reported that the median asking rent in the Boston-Cambridge-Newton metro area was $2,959 in August 2026, down 2.4% from a year before. Rents slipping while ownership costs stay high is an unusual combination. It does not change what a home is worth, but it is part of the picture buyers and sellers are both looking at right now.
