More listings gave buyers a little more room in Newburyport

The biggest shift in the three months ending July 31, 2026: more homes came to market. The Real Estate Data Aggregator counted 110 new listings in ZIP 01950, up 14.6% from the same months in 2025. That matters because buyers had more to look at. Sellers had more competition, too. Not a lot more, but enough to notice.

Even with more listings coming in, the total number of homes for sale stayed tight. The Real Estate Data Aggregator counted 61 homes for sale, up just 5.2% from a year before. Supply sat at 2.3 months, up only 0.1 months from 2025. Anything under three months still leans toward sellers. Newburyport is not a balanced market yet.

Prices dipped, but well-priced homes still won

The median sale price in ZIP 01950 came in at $947,000, down 4.1% from the same period in 2025, according to the Real Estate Data Aggregator. That is a real dip. But here is the other side: homes that sold averaged 101.1% of their list price, up 1.1 points from a year before. Nearly half of all homes, 45%, sold above list. That share is up 8 points from 2025. So prices at the top softened a little, but the homes that were priced right still drew competition.

Homes still moved fast, but slightly slower than last year

The Real Estate Data Aggregator put the median days on market at 20 days. That is one day longer than the same period in 2025. Still quick. More than half of all homes, 57.3%, went under contract within two weeks of listing. That share is down 4 points from 2025, which fits the story: a little more supply, a little more breathing room for buyers, a little more work for sellers.

Rates and national trends add context

Nationally, Realtor.com reported that active listings grew to 1.16 million homes for sale, and that mortgage rates topped 7% for the first time since January 2025. Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. That is real pressure on buyers everywhere. Realtor.com also noted that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Newburyport's 4.1% price dip fits that broader pattern. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Newburyport moved in the opposite direction over that window, which is worth watching.
