Newburyport prices eased, but buyers still paid over ask

Prices in Newburyport pulled back a little. But well-priced homes still drew strong offers. That is the clearest way to read what the Real Estate Data Aggregator counted in the three months ending July 31, 2026.

The Real Estate Data Aggregator puts the median sale price at $947,000 for ZIP 01950. That is down 4.1% from the same three months in 2025. Prices eased, but they did not fall off a cliff.

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025. Higher borrowing costs make every dollar of price matter more to a buyer. That likely explains some of the softening.

Buyers still competed for well-priced homes

Here is what stands out. Even with prices dipping, the Real Estate Data Aggregator shows homes in ZIP 01950 sold for 101.1% of list price on average. That is up 1.1 points from a year before. Sellers who priced right still got more than they asked.

The Real Estate Data Aggregator counted 45% of homes selling above list price. That is up 8 points from the same period in 2025. Nearly half of all sales ended in a bidding situation. That is not a slow market.

More homes came to market, and most moved fast

The Real Estate Data Aggregator counted 110 new listings in ZIP 01950 during the three months ending July 31, 2026. That is up 14.6% from a year before. More choices for buyers, but supply is still tight.

At 2.3 months of supply, inventory is still well below what most consider a balanced market. The Real Estate Data Aggregator also shows that 57.3% of homes went under contract within two weeks of listing. More than half of all homes found a buyer in 14 days or less.

The national picture adds context

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Newburyport's 4.1% price dip runs against that trend. Local conditions here are their own story.

Realtor.com reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. In Newburyport, the average home still sold above list. That gap tells you something about how this market held up relative to the country.
