One part of Boston is still moving very fast
Realtor.com reported that days on market in Boston rose by 6 days year over year, and put the median list price in Boston at $795,000 in August 2026. That is the citywide picture. But the Real Estate Data Aggregator counted homes in ZIP 02129 sitting on the market for just 16 days in the three months ending July 31, 2026. That number has not changed from a year ago. So if you own or are shopping in that pocket of Boston, the broad slowdown is not your story.
One and a half months of supply means buyers are chasing a thin stack of homes. The Real Estate Data Aggregator found 48 homes for sale in 02129 during that same period. New listings came in at 122, up 27.1% from a year before. More homes are hitting the market, and they are still getting absorbed fast.
More than half of homes went under contract within two weeks
The Real Estate Data Aggregator found that 56.1% of homes in ZIP 02129 went under contract within two weeks of listing in the three months ending July 31, 2026. That is the highest rate across the ZIP codes tracked here. And 45.7% of homes sold above list price. The average sale came in at 101.7% of list price, up 0.3 points from a year ago. That means sellers in this ZIP are not just getting offers. They are getting offers above what they asked.
The rest of Boston tells a different story
Across all nine ZIP codes tracked by the Real Estate Data Aggregator, homes for sale rose 25.9% from a year ago. That is a meaningful jump in inventory. Some ZIPs felt it more than others. ZIP 02150 saw months of supply climb 2.3 months in a year. ZIP 02113 added 3.2 months of supply. ZIP 02114 sits at 5.1 months. Those are buyer-friendlier conditions. ZIP 02129, at 1.6 months, is in a different category.
Mortgage rates are adding pressure for buyers everywhere
Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. CNBC reported that mortgage demand from homebuyers dropped 19% compared to one year ago. That is a real headwind. In most of Boston, rising inventory gives buyers more room. In ZIP 02129, the tight supply means that headwind is not slowing things down much.

The Real Estate Data Aggregator counted 94 homes sold in ZIP 02129 in the three months ending July 31, 2026, up 19% from a year ago. The median sale price rose 15.8% to $1,215,450. Realtor.com put the Boston median list price at $795,000 in August 2026, which shows how far above the citywide asking price this ZIP's sold prices sit. Prices went up even as more homes came to market. That is a sign demand is keeping pace. Not every seller got above list price, but 45.7% did. And homes that were priced well moved in 16 days.

One honest note: the share of homes sold above list price in 02129 is down 8.7 points from a year ago. That is a real shift. Fewer bidding wars than last year. But 45.7% is still a high share. And the sale-to-list ratio actually ticked up 0.3 points. So the market is a little less frenzied, not soft.
